Investor Contract for Deeds
Property
- Any house listed on the MLS within the 7 County Metro Area. (can be off market but 3% Broker fee must be paid to use the program)
- Minimum $250K up to $1M
- Non Owner Occupied Only (rentals and flips only)
Terms
- 20% Down payment
- 25 Year Amortization
- Rates approx 1% over conforming rates
- Property Taxes and Insurance Escrowed
- 5 Year Balloon
- Vesting to be in single member LLC
Premium we collect at disposition (sale or refi) will be 1% of original purchase price per year (minimum of 2 years worth of premium)
Payments collected via ACH
Closing Costs
- 3% of purchase price (may be paid by seller)
- Annual insurance premium
- 2 Months worth of escrows
- Per diem interest
- Realtor commission/admin fee (may be paid by seller)

Over $750K, looked at case by case basis
25% or more down, Rate and Premium reduced 1/2%

- Bank Statement showing 20% available for Down Payment
- Active LLC
- EIN # (both LLC and EIN can be obtained in 5 minutes online)
